The Planning staff is available to the public to answer property information questions, such as locating a parcel’s tax map number, zoning district, or identifying whether a parcel is located on a filed subdivision map or was part of an approved site plan, etc.  The Planning staff answers general questions from the public on a first come first served basis. 

It is advisable to contact the Department of Planning and Environment before coming in.  The Department of Planning and Environment can be reached at (631) 351-3196 or by email at Planning@HuntingtonNY.gov.

In most instances, the Planning staff can answer property information questions over the phone.  In other instances, your question may require the staff to locate plans or documents.  Calling the department ahead of time with your question will allow the staff to locate the information for you beforehand, which in turn, will shorten your wait time in the department.  For more detailed property information questions and/or site history, Planning staff members are also available by appointment.

FAQ’s

Where can I locate property information, such as the zoning district, minimum area and setbacks, taxes and/or certificates of occupancy on the Town’s website?
Property information, including the zoning district, minimum area and setbacks, taxes, and building permit history are available to view on the Town’s website under Property Info.

Where can I locate a survey of my property?
The Department of Planning and Environment does not maintain copies of surveys of private property unless the survey was submitted in the course of review of a land use application.  However, the Building Department may have microfiche copies of surveys that were provided with prior building permit applications.  Your deed can provide a metes and bounds description of your property or you can hire a surveyor to survey the property and provide a description and map.  The Town cannot make recommendations of which surveyor to hire.

How can I find out more about Affordable Housing in Huntington?
Information on the many Affordable Housing programs, including Senior Housing, Low Income, Down Payment Assistance, and Energy Efficiency are available from the Huntington Community Development Agency (CDA).  

How can I find out more about Section 8 Housing in Huntington?
Section 8 Housing in Huntington is handled by the Huntington Housing Authority (HHA). The countywide provider of Section 8 services is the Community Development Corporation of Long Island (CDCLI).

How can I determine if a property (lot) may be subdivided?
Contact the Department of Planning and Environment at (631) 351-3196 or visit the department with a survey or other information that identifies the property.  The staff will provide basic information, including whether the property may require a variance from the Zoning Board of Appeals.  Nothing will be provided in writing from the staff at this time.  Alternatively, if a more official answer is required, you may submit a Subdivision Pre-Application, which is an abbreviated application process in order to have a cursory review performed.  

How can I determine whether a property is located within a Village of Huntington?
If the property is located within one of Huntington’s villages, the District of the Suffolk County Tax Map (SCTM) number will be as follows:

District 0401 is Asharoken
District 0402 is Huntington Bay
District 0403 is Lloyd Harbor
District 0404 is Northport

To obtain the Suffolk County Tax Map (SCTM) number you may contact the Department of Planning and Environment at (631) 351-3196 with the property address so that they may assist you.

What uses are permitted on a property?
The uses permitted are determined by the zoning district in which the property is located.  Huntington Town Code, Chapter 198, Zoning, defines each zoning district's permitted and accessory uses.  

What are Variances?
A variance is a discretionary action by the Zoning Board of Appeals, which grants relief from the use and bulk provisions of the Huntington Town Zoning Code to the extent necessary to permit a reasonable or practical use of the land.  A variance may be granted only after a public hearing, when unique conditions on a specific parcel of land would cause the property owner practical difficulty and undue hardship if it were developed pursuant to applicable provisions.
