Lot Line Change Reviews

Purpose

The purpose and definition of a lot line change, pursuant to Huntington Town Code, Chapter 198-2, is as follows, “A process where the lot line between adjacent parcels of land, which are or are not developed but are “fully conforming,” is moved by action of the Planning Board.  In no case shall a lot line change result in more lots than the original number, nor may this process intensify or create a non-conformity in any of the lots in question.  A lot line change should result in lots that are generally better configured than the original and/or solve property line questions. Procedure

Upon receipt of a complete Lot Line Change application, the Planning staff will review the proposed application and maps for compliance with the Town of Huntington Code and Regulations, and for compliance with the State Environmental Quality Review Act (SEQRA).

The property owner(s) must submit a Letter of Intent that describes the subject property(s) and reason for the proposed lot line change.  Any pending or anticipated accessory apartment application, home occupation application, special use permits or special exceptions, etc., must be identified in the applicant’s letter of intent.  In addition, the following forms shall be submitted with the proposed lot line change application:

  1. Application Form and Fee
  2. Contact Designation Form (Note:  To designate a primary contact for the application)
  3. Certification of Disclosure (Note:  Each owner must complete and list the other parties) 
  4. Corporate Resolution (Note:  Required only when the property is owned by a corporation, company, etc.)

Please refer to the Town of Huntington Subdivision and Site Plan Regulations for the basic information to be depicted on the maps.  Please note that the locations of subsurface sanitary systems must be depicted, as well as any access easements, boundary line agreements, or similar documents recorded with the Suffolk County Clerk's Office.
