7/20/2022 - Consultant Report on The Preserve at Indian Hills Published

Huntington – The Town of Huntington Planning Department received a report from H2M Architects & Engineers regarding The Preserve at Indian Hills application, which was published on the Town website on July 11.

 

The report, entitled 22-0711_IndianHillsReportFinal.pdf, was published on July 11 in the 22766 - The Preserve at Indian Hills folder on the Town's shared drive for applications before the ZBA and Planning Board. Tony Aloisio, Director of Planning and Environment, emailed the report to interested parties, including the Fort Salonga Property Owners Association, on July 13.

 

While a date has not yet been scheduled, the earliest the ZBA could entertain a vote on the Special Use Permit for The Preserve at Indian Hills application is August 11, 31 days after the report was published on the Town’s shared drive.

 

While meeting agendas may be amended up to the time of the meeting, the ZBA Agenda for other business before the board, which includes matters with closed public hearings/comment periods and matters that do not require a public hearing, is generally set by the Chairman three (3) days before the meeting date.

 

The Zoning Board of Appeals (ZBA) adjourned its previously-scheduled April 28 decision on a Special Use Permit for The Preserve at Indian Hills application until 30 days after the consultant’s report was received and posted on the Town website.

 

At the close of the April 21 ZBA Meeting, Chairman Jerry Asher stated that the report being prepared by H2M Architects & Engineers on The Preserve at Indian Hills application had not been received by the Town and therefore the ZBA would not be making a decision, as previously planned, at its April 28 meeting. The Town announced on April 26 that Chairman Asher extended the timeframe for a ZBA vote to 30 days after the report was posted on the website.

 

The ZBA held a public hearing on the application for the Special Use Permit, which lasted nearly five hours, on January 13, 2022. Chairman Asher closed the public comment period after the hearing. A decision was postponed until a report could be prepared by a consultant hired by the Town, H2M Architects & Engineers, to provide expert comment on the application.

 

While the ZBA public comment period on the application is closed, the Planning Board has extended their public comment period on The Preserve at Indian Hills application to August 19, 2022 at 4:00 pm.

 

Planning Board Chairman Paul Ehrlich previously announced that the Planning Board would not be making a decision on The Preserve at Indian Hills application until after the ZBA makes its decision on the Special Use Permit.
