3/11/2019 - Lupinacci Kicks Off Harborfields Estates 2nd Affordable Housing Lottery Drawing

Huntington – Supervisor Chad A. Lupinacci joined the Town of Huntington Community Development Agency on March 5 at Huntington Town Hall to kick off the affordable housing lottery drawing for the four (4) bedroom, two-and-a-half (2.5) bathroom, and a two (2) car garage single-family home currently available for sale at Harborfields Estates on Pulaski Road in Greenlawn.

 

The Huntington Community Development Agency (CDA) is in the process of verifying whether the first individual whose name was drawn is income eligible. Once the CDA verifies income eligibility the applicant has ten days to qualify for a mortgage. If they do not qualify, CDA starts the verification process again with the second name drawn, and so on.

 

“This is an exciting home-buying process for one very lucky individual,” said Supervisor Chad A. Lupinacci. “The application for this development preceded the Town’s affordable housing law’s passage in 2017, and this is the second house the developer willingly made available for the affordable housing lottery.”

Eligible individuals and families who met the income and asset guidelines were encouraged to enter the lottery for the opportunity to purchase one affordable single-family home, with four (4) bedrooms and two-and-a-half (2.5) bathrooms, and a two (2) car garage, currently available for sale at Harborfields Estates on Pulaski Road in Greenlawn, New York, between January 15 and February 15.

 

608 applicants entered the lottery, of which 525 were “preferred” applicants.

 

The first, or “preferred,” drawing consistent of applicants who are residents of the Town of Huntington or who are employed by a business or entity that maintains a verifiable physical location within the Town of Huntington, or non-residents who have parents, children, grandchildren or grandparents who are residents of the Town of Huntington. The second drawing, for applicants who did not meet the above criteria, followed.

The home is priced at $350,125 with a first floor living space measuring 998 square feet next to a 567-square foot two (2) car garage; the second floor measures 1,237 square feet. The property sits in the Harborfields Central School District. Real estate taxes on the unit are estimated to be $9,700 annually and estimated HOA fees will be approximately $460 annually, billed semi-annually.

 

The house is expected to be move-in ready by the fall.
